Buying a vacation rental near Walt Disney World can combine family getaways with rental income. But not every home or community performs the same. Here is what to consider before you make an offer. This is general information, not investment, legal or tax advice.
1. Confirm short-term rentals are allowed
Rules vary by city, county and community. Many resort communities in Kissimmee, Davenport and Clermont are zoned for short-term rentals, while many neighborhoods and HOAs are not. Always confirm zoning and HOA rules in writing before you buy.
2. Location within the market
Drive time to the parks, resort amenities and the overall look of the community all influence bookings. Gated resorts with clubhouses, water parks and pools are popular with families.
3. The right size home
Larger homes can earn higher nightly rates, but they also cost more to furnish, clean and maintain. Look at what similar homes in the same community earn, not just the asking price.
4. Run realistic numbers
- Estimated occupancy and average nightly rate by season
- Mortgage, insurance and property taxes
- HOA dues, utilities, internet, pool and pest service
- Cleaning, supplies, maintenance and management fees
- Furnishing and setup costs
5. Insurance
Standard homeowner policies may not cover short-term rental use. Talk to an insurance agent about a policy designed for vacation rentals, including liability and wind coverage.
6. Licenses and taxes
Florida vacation rentals need state licensing and must collect state and county taxes. Read our Florida short-term rental tax guide.
7. Furnish for guests
Themed bedrooms, game rooms, quality beds and great photos help a new listing stand out. See amenities that boost bookings.
8. Decide who will manage it
If you live far away, a local manager handles guests, cleaning and maintenance. Compare options in self-managing vs. hiring a manager.
