Hurricane Preparedness Checklist for Florida Vacation Rental Owners

  • Posted on

The Atlantic hurricane season runs from June 1 to November 30. For Central Florida vacation rental owners, preparation protects the home, your guests and your income. Use this checklist before and during the season.

Before the season

  • Review insurance. Confirm windstorm and flood coverage, deductibles and loss-of-income coverage.
  • Inspect the roof, gutters and drainage and trim trees near the house.
  • Document the home with photos and video of every room for claims.
  • Check the generator, surge protection and smart locks so access still works after an outage.
  • Update your guest communication plan and cancellation policy language for storms.

When a storm is forecast

  • Bring in or secure patio furniture, grills, pool toys and decorations.
  • Follow local guidance on pool water levels and equipment.
  • Close shutters or protect windows if your home has them.
  • Contact arriving and in-house guests early with clear, calm instructions.
  • Follow evacuation orders and official updates from county emergency management.

After the storm

  • Inspect the property as soon as it is safe and photograph any damage.
  • Check for water intrusion, roof damage and fallen trees.
  • Clean the pool and screen enclosure before the next arrival.
  • File insurance claims promptly and keep receipts for repairs.

Protect your guests

Guests trust you to keep them informed. A simple storm message with local emergency resources, what to expect and how to reach you goes a long way. Travel insurance offered at booking can also give guests peace of mind.
